As a Real Estate Agent/Broker Associate, I have seen a market or two and trust me when I say that it is a better time to buy!  2018 was a tough market with over-asking sales price fueled by buyer demand and low inventory.  But, 2019 will be a transition year and I know that you will find the right property.

I know that you folks can take your housing search in a number of different directions.  Over the years, I have had a number of clients in similar positions.  The way that me and my team were able to get these clients into homes was to start on a high-level and see a variety of homes in a number of areas.  Once we narrow down the type of home and/or area then it becomes less overwhelming and it is easy to make a great decision when investing in our San Diego real estate market.

Most Buyers do not know and/or do not budget for closing costs, which usually equals to about 2-3% of the overall purchase price.  Here is a link to who pays for what in the escrow process.

Please remember that the pre-approval process is THE MOST IMPORTANT STEP in the home purchasing process.  If you are working with a lender, that is awesome.  If not, please let me know and we can recommend a few great lenders to help you get educated on the process.  They can provide you a competitive quote (remember you will be keeping a loan for a number of years so it is important to choose carefully).  Looking into this prior to finding a home will cut down on your stress and allow you to act when we find you the the right property.  Most Listing Agents will not even look at your offer without a pre-approval letter.

CONDOS/TOWNHOUSES VS SINGLE FAMILY HOMES:

Condos and townhouses are called Common Interest Development (CID) properties because they are bound by an association, typically called an HOA.  On the other hand, Single Family Homes typically cost a bit more, but do not have the extra fee and are deemed free-hold properties.  If you are looking for a Single Family Home, Condo/Townhouse or Investment Property, me and my team would love to help as I have personally owned all three types of properties so there is no other agent more knowledgeable to help you with your purchase!
